CONSTRUCTION

• 36’, 40’ and 50’ detached model types will be principally all-brick on the first and second floors, as per plan.
• Semi-detached model types will be principally brick on the first floor front, back and sides and vinyl or aluminum siding on the second floor front, back and sides.
• Additional sections of the house may be constructed of vinyl or aluminum siding, wood or stucco, subject to Vendor’s specifications.
• Long-life prefinished maintenance-free soffits, siding, eaves troughs and downspouts, as per elevation.
• Soldier coursing, brick arches, keystones and other masonry detailing as per elevation.
• Decorative shutters for windows where applicable.
• Weather-stripping on all exterior doors.
• Fibreglass dent resistant insulated front entry door, as per plan.
• All sliding patio doors to be double-glazed, PVC, with Low-E glass.
• All windows are to be double-glazed, PVC, with Low-E glass. All operating windows are to be screened. All operable windows on first and second floors will be casement throughout with decorative bars on the front elevation, as per plan.
• All basement windows to be sliders, double-glazed, PVC, with Low-E glass. Corrugated galvanized steel window wells may be required as per grading conditions.
• Composite wood sectional roll-up garage door with glass inserts, as per plan.
• All garage walls to be completed to drywall and painted.
• Semi-detached homes to have a stud party wall between units.
• Entire lot sodded, if applicable.
• Precast concrete slab walkway to front entry.
• Exterior water tap installed in attached garage and at rear of house, as per plan.
• Architecturally predetermined siting and exterior colours.
• Basement to be poured concrete with drainage layer and weeping tiles where applicable.

• Master ensuite bathroom in 36’, 40’ and 50’ detached homes (except model BR01) to contain an oval acrylic tub with ceramic tiled deck and skirt, as per model. Ensuite bathroom in semi-detached model types to contain a standard tub only, as per plan.

• 4 1/4” colonial baseboards (with quarter-round in tiled areas) for all 36’, 40’ and 50’ detached model types. Standard colonial baseboards (with quarterround in tiled areas) for semi-detached model types.
• Detached homes designated as 40’ and 50’ series to have approximately 9’ ceiling heights on main floor, except where precluded by bulkheads.
• Semi-detached and detached homes designated as 36’ series to have approximately 8’ ceiling heights on the main and second floor, except where precluded by bulkheads
• All closets to be wire shelving.
• Fireplace shall be a heat circulating direct-vented gas fireplace with marble insert and painted surround. Fireplaces are as per applicable model only.
• Premium satin finish coloured hardware on all interior and exterior doors. Dead bolt on side door entry where applicable.
