EXTERIOR DESIGN:

CONSTRUCTION

  • 36’, 40’ and 50’ detached model type exteriors will be constructed as follows: Elevation ‘A’ will be principally a quality vinyl cladding on the first and second floor. Elevation ‘B’ will be principally clay brick on the first floor front, back and sides and vinyl siding on the second floor front, back and sides. Elevation ‘C’ will be principally clay brick from finished floor elevation including second floor front, back and sides. Some sections of the elevation may be constructed from vinyl siding, wood or stucco as per plan, as per Vendor’s specifications. Siding may be vinyl, aluminum or wood, subject to Vendor’s specifications. (Except for bungalow models OS506 and OS507, which are the reverse).
  • Long-life prefinished maintenance-free soffit, siding, eavestrough and downspout, as per elevation.
  • Soldier coursing, brick arches, keystones and other masonry detailing as per elevation.
  • Fixed shutters for windows where applicable.
  • Weatherstripping on all exterior doors.
  • Fibreglass dent resistant insulated front entry door with glass insert, as per plan.
  • All sliding patio doors to be double-glazed, PVC, with Low-E glass.
  • All windows are to be double-glazed, PVC, with Low-E glass. All operating windows are to be screened. Casement windows on front elevation only with decorative bars, as per plan.
  • All basement windows to be sliders, double-glazed, PVC, with Low-E glass.
  • Composite wood sectional roll up garage doors.
  • Entire lot sodded.
  • Precast concrete slab walkway to front entry.
  • Exterior water tap installed in attached garage and at rear of house, as per applicable plan.
  • Architecturally predetermined siting and exterior colours.
  • Basement to be poured concrete with drainage layer and weeping tiles, where applicable.
  • Vendor will provide a two-coat asphalt driveway at a cost of $500 for 36’, 40’ and 50’ detached homes (to be paid by Purchaser at time of closing).
