4 reasons to invest in Danforth Village in Toronto

By Lucas on Aug 26, 2015

As Toronto’s downtown core continues to densify with developers snagging prime pieces of land in established pockets of the city, some developers have recognized the potential of a few sites slightly further north. For example, Danforth Village is outside the core, yet has a strong history, a vibrant streetscape, many amenities, and is close enough to downtown for those who don’t want to live in the heart of the city, but still want easy access to it.

According to the Danforth Village BIA, the neighbourhood spans from just west of Main Street to Victoria Park along Danforth Avenue.

Here are four reasons why you should invest in real estate in Danforth Village:

  1. Health and wellness focused amenities

Young homebuyers and empty nesters alike are beginning to live more health focused lives. The food we consume and the activities we partake in on a daily basis have become very important - so important that it is motivating homebuying decisions.

Danforth Village offers many healthcare and wellness establishments along the main strip, such as chiropractic services, optometrists, and even cosmetics. There are also fitness clubs within walking distance where you can hire a personal trainer to get you in shape. The fresh food markets make it very convenient for you to shop smartly, providing organic meats and produce, as well as nut-free and gluten-free goods. As the area develops, more and more services and retail like this will move into the area to cater to healthy lifestyles.

  1. Walkability

Going along with the health and wellness theme, walkable neighbourhoods is topping mostly everyone’s list of new neighbourhood criteria. Big city dwellers want the option to abandon the car, or at least leave it at home most of the time.

Walkscore.com gives Danforth Village a 95 out of 100 Walk Score, labelling it a “Walker’s Paradise” because your daily errands won’t require a car. Not only is the Walk Score high, the Transit Score is 94 out of 100 thanks to the easy access to the Danforth subway line; there are stations at Main and Woodbine. Biking is also an option along Danforth since the streets are mostly flat, so go ahead and throw a basket on your bike and hit the supermarket!

  1. Plenty of park space

In a recent post, we explored the effects that natural landscape and green space have on the body and mind. We discovered that areas with more trees actually have lower instances of violence and that green space can even improve your mood and confidence.

There aren’t too many parks along Danforth, but all you have to do is venture north or south of the avenue to find plenty of green space. East Toronto Athletic Field is located south along Main, and Dentonia Park is located to the north along Victoria. Getting down to The Beach area is also pretty simple; it’s only a 15-minute bus ride away!

  1. New housing developments

There are a few mid-rise condo developments popping up along Danforth and around the Danforth Village area. One that we’re very excited about is On The Danforth by Diam Developments.

Earlier this year, we had the opportunity to chat with Moninder Khudal, President of Diam, about the high quality residence that they are bringing to the neighbourhood. “People are going to see the difference in our building,” Khudal stated. “The quality will be top of the line. It’s the small, small details that make a difference – how the kitchen cabinets are hung, how the tiling is installed, if the kitchen island is set right. We bring a high quality of workmanship to our developments.”

Diam Developments is currently accepting registrations for On The Danforth, so register now to stay in the loop about one of Danforth Village’s most highly anticipated condo developments!
