A home is one of life’s biggest purchases, and that’s why newly built homes in Ontario come with a warranty that’s provided by the builder and backed by Tarion, an independent, not-for- profit consumer protection organization. The builder’s warranty provides coverage from the moment you sign a purchase agreement until seven years after your home is completed and is the most comprehensive coverage available in Canada.
The following are important steps to take as part of your homebuying journey:
1. Consulting a lawyer. A purchase agreement is a binding contract, so it’s important to understand exactly what’s included in the sale. A real estate or condo lawyer should review it with you before you sign.
2. Getting all upgrades in writing. Make sure any upgrades or customizations are described clearly in writing and included in your signed purchase agreement.

3. Researching builders. Check the Ontario Builder Directory to verify a builder’s licensing status and whether they have a history of disciplinary actions or homeowner claims.
4. Understanding what’s covered before you move in. Under Ontario’s new home warranty program, Tarion provides deposit protection up to certain limits if a builder can’t deliver your new home and doesn’t return your deposit, or if you exercise your right to terminate your purchase agreement. 5. Registering your purchase with Tarion. To help protect your investment, all new freehold buyers are required to register their purchase with Tarion within 45 days of signing a purchase agreement. Once your registration is complete, you’ll receive important information from Tarion about your new home warranty.
