Investor Thinks King Blue Will Be Best Buy Yet

By on May 07, 2013

Pat Zangari knows a thing or two about choosing a condominium. A keen investor, he owns a number of them, with some right in King Blue’s Entertainment District neighbourhood. He knows about location, finishes, and amenities. He knows what makes value climb — and he knew as soon as he looked at King Blue that he had found his next purchase.

“I think this one will be the best one yet,” he says. “Just the pool and the rooftop alone make it unique. This is clearly a superior property.”

Mr. Zangari says it started with the neighbourhood, which he already knew was “amazing.”

“It has everything,” he says, including the annual Toronto International Film Festival, which he makes a point to attend. “Tons of fine dining, great coffee shops, theatre, shopping. It’s a quick walk to the train, to the movies — Toronto has nothing to offer that isn’t right here.”

The suite itself, a one-bedroom unit, appealed in part because of its 39th-floor, south-facing location. “Imagine the lake view,” he says. “It’s going to be unbeatable.” He was also taken with the layout which includes a functional foyer.

Then there were the finishes. From the hardwood floors and wide, solid-wood baseboards, to the integrated appliances and glass cabinetry, to the honed marble floors in the ensuite, he says it was clear immediately that everything that went into King Blue would be a cut above. “This is a high-end building,” he says. “The appliances, the floors, the tile — everything was not just beautiful, but made to exacting standards, and perfectly packaged.”

He says the final decision-maker was his first-hand knowledge of the developer, Easton’s Group, and president Steve Gupta. “I’ve stayed at the Marriott a lot. I knew their work, and I knew they would do this properly,” he says.

Once his research was done, it was clear that the location, suite layout, finishes, amenities, and experienced developer had come together to provide an irresistible opportunity for his next investment. He’s so convinced, he has already recommended King Blue to a friend, who recently bought a suite of his own.

The opportunity to buy at King Blue is even more irresistible right now, with a selection of valuable incentives available for a limited time. Purchasers of studio suites will receive $5,000 cash back; $7,500 for one-bedrooms (including + den), and $12,000 for two-bedroom (+ den) suites. With prices starting in the mid-$200s, and a Centre Ice location at King Street West and Blue Jays Way, King Blue offers superior value, and that adds up to long-term success.

“There’s no question that this was the right buy at the right time,” Mr. Zangari says. “Everything about King Blue tells me this was a very smart buy.”
