Low-Rise Momentum Strong Through Holiday Season

According to the Trimart Research Corporation, the record breaking fall season built up a ton of momentum for the Total Market Area’s (TMA) new low-rise market, so November sales are showing strong sales figures compared to last year. In the last two months, the North Region has seen a lot of sales, specifically in Aurora, Richmond Hill, Bradford, and Unionville.

Listed below are a few notable low-rise sites of the last month:

mattamy homes Mount Pleasant North - via Mattamy Homes

We have lost count of how many times Mattamy Homes’ Mount Pleasant North/Village community has topped the Trimart report. Last month, there were 60 sales at Mount Pleasant. There is a wide variety of home types available at Mount Pleasant, including Village homes, three-storey townhomes, and 30’ and 38’ detached homes, ranging from 612 to 2,808 square feet. Located in Brampton, the TMA’s highest-selling city, it’s not surprising that Mattamy is selling like crazy with prices as low as $202,990.

Coming in second is another Trimart veteran, U.C. by Tribute Communities. Located in Oshawa, there were 46 sales at U.C. last month. There is a wide variety of semis and 30’, 36’, and 40’ detached homes at U.C., and with homes ranging from 1,444 to 5,578 square feet, the community is perfect for young couples and large families. Many believe that a true community is a place where every kind of household - families, singles, couples, retirees - fit in, and this is definitely the case at this new Oshawa community. Prices start at $334,990, so even first-time homebuyers have a few options.

Fieldstone - via Brookfield Fieldstone - via Brookfield

Placing third with 13 sales recently is Fieldstone, an Orangeville community by Brookfield Residential. At Fieldstone, Brookfield is offering luxury detached homes on 60’ and 70’ lots, ranging from 2,240 to 3,980 square feet. With large lots and prices starting at $599,990, it comes to no surprise that these homes are selling steadily through the colder months.

Greenbrook - via Lakeview Greenbrook - via Lakeview

We have a tie for third this week since there were also 13 sales last month at Greenbrook Village by Lakeview Homes. Located in Shelburne, Greenbrook Village offers a distinct collection of townhomes ranging from 860 to 3,240 square feet. Prices start at $279,990, so this is another great community for first-time homebuyers and end-users.

Coming in fourth with 12 sales last month is Kettle Lakes Club on Bayview by Aspen Ridge Homes. Located in Richmond Hill, Aspen Ridge opened four new model homes in the fall, which definitely contributed to the recent surge in sales. Model homes typically boost sales because it gives the homebuyer a chance to understand what exactly they are purchasing. Kettle Lakes Club features modern-contemporary townhomes on 20’ and 25’ lots, ranging from 1,717 to 2,744 square feet, with prices starting at $577,990.

Mount Pleasant Meadows - via Starlane Mount Pleasant Meadows - via Starlane

There is also a tie for fourth because Mount Pleasant Meadows by Starlane Homes saw 12 sales last month, too. It’s not surprising to find another Brampton community on the Trimart report since the city has seen over 4,000 sales this year. Mount Pleasant Meadows features 24’ semis, as well as 30’, 36’, 38’, and 41’ detached homes, ranging from 1,643 to 3,183 square feet. Prices start at $446,900.
