Sneak peek of the presentation centre for On The Danforth Condos

Leading up to the highly anticipated preview opening of On The Danforth Condos by Diam Developments, we had the opportunity to get a sneak peek of the presentation centre, which is currently under construction. We met with Moninder Khudal, President of Diam, and Michael Budovitch, Broker of Record, Trade Up Real Estate.

Khudal guided us through the construction zone, explaining that everything is just about complete and all the final touches just need to be added. There are two entrances at the presentation centre; one for people who enter from Danforth and another at the rear of the building for people who park in the parking lot, which is actually the site of On The Danforth Condos.

The exterior of the presentation centre is mostly completed, and the design of the interior is indicative of what the condo’s lobby will look like. For example, there is a feature wall of reclaimed wood, which the lobby will also have, and there is a long, narrow fireplace on the wall next to the scale model table, and the lobby is advertised to have an oversized fireplace. Speaking of the scale model building, Khudal said that it would be installed very soon. It is definitely going to be the centrepiece of the presentation centre.

In most condo presentation centres, you usually see a one-bedroom suite or simply suite vignettes, but Diam is building a full two-bedroom+den model suite. The Queen floor plan is represented, showcasing 870 square feet of living space, plus a 280 square foot balcony.

The bathrooms in the model suite were in the process of being completed, the floors were installed, and the kitchen cabinetry was also in place. This floor plan has a balcony that spans the length of the suite, and since the neighbourhood is mostly low-rise homes, Diam is showing off the view from this unit by having a panoramic photo of the actual view stretching along the wall.

On The Danforth features 135 suites, ranging from one-bedroom to two+den, with prices starting in the mid $200,000s. A few of the features and finishes include 9’ to 12’ ceilings, premium appliance packages, quartz countertops, wide-plank laminate flooring, and gas hook-ups on the balconies and terraces. Diam will also be offering opportunities to combine certain floor plans to make larger suites reaching up to 1,250 square feet, with prices starting in the mid $600,000s.

There are many building amenities at On The Danforth, including a pet spa and ample bike storage. There are actually even more bike storage spaces than parking spaces, (104 bike/storage and 77 parking spaces) which makes perfect sense since the condo is located directly between the Woodbine subway station and Main subway station on the Danforth line.

Club Danny is where you’ll find a multi-purpose room with kitchen and dining area, a balcony facing east, a fitness centre, an outdoor yoga studio, lounge areas (including a WiFi lounge), and it all opens up onto the rooftop terrace, which faces south.

Register for On The Danforth Condos

Budovitch explained that many of the registrants at On The Danforth are actually end-users looking for a new place to call home. We thought there would be mostly investors interested since this is one of the first boutique condos to be developed in the Danforth Village area. The fact that there are many end-users interested just makes this an even better option for investors because investors love end-user buildings!

There has already been an “overwhelming” amount of registrations, Budovitch said, estimating that there are easily a couple thousand people interested. That means that the preview opening on September 26th is going to be a very exciting event!

The preview opening is invite-only, so you need to register today to receive your invitation! Occupancy is scheduled for November 2017 and construction is expected to start late next spring.
