Now that Harmony Village Sheppard by City Core Developments is under construction, we took the opportunity to catch up with President and CEO, Jack Pong, to learn more about the exciting condominium. We also received news that City Core has extended their June bonus offers into July, which is very exciting for those who haven’t had the chance to make it out to the Harmony Village Sheppard presentation centre.

The incentives include free parking for all units (except studios) and additional discounts off the purchase price. City Core is offering $10,000 off the purchase price of studios; $15,000 off one-bedrooms and one+dens, and $20,000 off any two-bedroom or larger suites. PLUS, you will receive free maintenance for two whole years!

Now, time to learn more about Harmony Village Sheppard from Jack Pong:

Newinhomes (NIH): How did it feel to have such a great turnout at the Harmony Village Sheppard groundbreaking ceremony?  

Jack Pong (JP): The ceremony for us was a huge success, despite a bit of rain! We were thrilled to see so many purchasers, community members, partners, friends, councillors and city staff attend the event and show their support for Harmony Village Sheppard. Everyone was very pleased to celebrate the construction milestone and the continued success of the site.

NIH: Now that Harmony Village Sheppard is under construction, what's the next milestone to which we should be looking forward?

JP: Since the groundbreaking, we’ve been busy doing much of the behind the scenes construction planning and site preparation. Very soon, the construction machinery and geothermal drills will arrive on site and we will begin demolition and geothermal exploration - the initial construction phases necessary before moving forward with the construction of the tower.

NIH: What inspired you to integrate geothermal technology? Do you expect more developers in and around the GTA to be using this technology in the near future?

JP: I have long been a believer in renewable energy, it just makes so much more sense to use the planet’s natural resources. With geothermal, we can take thermal energy from an infinite and nearly inexhaustible resource, instead of relying on expensive and environmentally harmful procedures that will eventually be out of date. I hope many other developers start to think like this too; many shy away from geothermal because installation can be very expensive up-front, but long term cost savings make it worth-while to think about.

NIH: We've spent a lot of time on our blog admiring all the other amenities at Harmony Village. Which would you say is your favourite? Why?

JP: As a wine-lover, I’d have to say that the wine cellar and wine tasting events are something I am personally very excited about! The temperature-controlled room that store wines (both red and white) is a very unique amenity for the market, and is one that speaks to the great taste of our residents, and their appreciation for life’s ‘finer things.’ Not merely a storage room, we plan to host wine tasting events and sessions to help residents refine their palates. Our wine program is something I have never seen at any other condominium. It’s another unique feature of living at Harmony Village, and a feature our residents will really love!

NIH: What other amenities might a homebuyer find at Harmony Village that they wouldn't find at another condo?

JP: Harmony Village will have a fantastic community centre that includes fitness facilities, rooms for group activities like tai chi, yoga, pilates, dance; a saltwater swimming pool; a spa/hot tub; weight room, etc. There will be spaces for arts and crafts classes, a resource centre/computer room, a special cooking classroom, and a movie theatre. Outdoor gardens, a reflecting pool with fish, and a rooftop terrace with BBQ’s keep us connected to our beautiful city and nature. Partnering with St. Paul’s L’Amoreaux Centre allows us to have an unprecedented number of services and amenities at Harmony Village – with so much opportunity to stay active and have fun, residents will always be entertained!

NIH: We heard there was a Feng Shui expert involved in the designing of the spaces. What kind of decisions did they make in order to help plan the layout and aesthetic of Harmony Village?   

JP: The Feng Shui master helped us select colours, design layouts, and advised on features that would help to create a balanced and harmonious atmosphere inside and out at Harmony Village Sheppard. Pink and blue were ‘lucky’ colours for us, so we chose those colours for our logo and branding instead of green. He helped us choose the date of our Grand Opening last March that would bring us prosperity. He advised us on lighting, and on certain special water features to bring in good energy, as water is a symbol of abundance and prosperity. It is a very unique and ancient art, and overall I believe it helps to create a higher quality environment and adds an underlying sense of tranquility and beauty to the space.

NIH: Universal Design is another interesting approach to the design and layout of the spaces at Harmony Village. Can you explain to our readers what Universal Design is?

JP: Universal Design is a concept that describes an environment that is suitable for people of all ages and physical abilities. At Harmony Village, very careful consideration of the principles of Universal Design went into everything from the architectural floor plans down to the décor. There is a huge focus on equitable use, flexibility, and simplicity, making all spaces fully accessible to everyone. Examples include lowered light switches, grab bars, easy-access shower entrances, and wheelchair accessibility throughout the building - features that ensure safety and independence for now and the years ahead. This is important because as a person ages, their physical abilities change, and we strongly believe that a home should change with them to adapt to their specific needs. We cannot ignore the fact that 1 in 7 Canadians, and 45% of the senior population, have a physical disability of some kind, which makes Universal Design especially important nowadays.

NIH: So how many suites are remaining at Harmony Village? What kind of buyers do you expect to purchase the remaining suites? End-users? Investors?

JP: Sales have been very strong, and while we have enjoyed great success, there still remains a selection of great suites - in a variety of sizes and layouts- with fantastic views. While Harmony Village Sheppard continues to be seen as a great condominium investment, the majority of our suites have been purchased by what is commonly referred to as ‘end-users’. Within this buyer group, Harmony Village has attracted a range of buyers, creating a truly rare condominium environment; a multi-generational, multicultural community. Popular with both first-time buyers and empty nesters, Harmony Village offers something for everyone.
