Two cranes are up at Emerald City in North York!

We recently had the opportunity to visit ELAD CANADA’s Emerald City community in North York to get an update on construction progress. We met with Marc Milton, Project Site Superintendent, PCL Construction, and Ron Weinstock, Executive VP Business Development & Construction, ELAD CANADA, who gave us a detailed update on construction.

ELAD is currently developing Block B of Emerald City, which will have three condo buildings. Block A, right at the corner of Don Mills and Sheppard, is complete, so it gives you a good idea of what Block B will look like a few years from now.

The fourth and fifth towers, The Colours of Emerald City and Fifth on the Park, respectively, are currently under construction. According to Milton, the two cranes on the site went up in the last week of November 2015. The slab on grade is being poured actively and they are just finishing the footings under the towers.

“We see shoring and excavation and the forming companies working, there is an electric contractor on site, there is a plumbing contractor on site, there are site services contractors on site, and waterproofing,” Weinstock pointed out. “Since last time we met, we’ve managed to secure about 70% of the trades, so there’s lots more activity.”

The construction team is currently on P4 of Colours and P3 of Fifth on the Park, and Milton explained that it will only be one to two months before they are above grade. Usually, PCL would consider the second floor above grade, but in this case, P1 is actually the first floor that will rise above ground.  

“We’re proud of our partners managing the site and with the sub-trades because we picked very carefully the subcontractors doing the work here,” said Weinstock. “A lot of them are repeated contracts working with us because we are satisfied with their performance.”

“The most important thing is that it is such a tight schedule, this building is going to be going very fast (construction wise),” added Milton. “We certainly always have to be hiring the best of the best to be able to perform under any sort of conditions.”  

Weinstock explained how they are currently using the two cranes on Colours to speed up the process, but the second crane on site will be used for Fifth once Colours is well underway. He also mentioned that the new road separating Block B and Block C is now officially opened, which leads to the community centre and will ease traffic within the community.

“The critical path now is to finish the structure work of The Colours of Emerald City, that’s why we’re pushing the underground parking where the core of that building is,” Weinstock said. “Once they are above ground, you’ll see more construction at Fifth of the Park.”

“Sales are progressing very fast and good, and we’re very confident to be ready to launch Tower 3, and we’re comfortable to reach our financing threshold; that’s why we’re pushing construction,” Weinstock continued. “It will  be added value to the community to have less construction.”

Occupancy of The Colours of Emerald City is scheduled for summer 2017 and Fifth on the Park’s occupancy will be roughly a year after that. Here’s a brief breakdown of what units are available at both towers:

At The Colours of Emerald City, there are one- and two-bedroom units available, many of which have dens. The units range from 495 to 840 square feet, with prices starting at $250,900. Fifth on the Park also has one- and two-bedroom units, many with dens, ranging from 493 to 818 square feet. Prices at Fifth on the Park are starting at $253,900.
