An attractive development site has recently become available in the centre of the up-and-coming residential and commercial area located at 3940 Highway 7, east of Warden Ave, Markham.

Strong housing demands in neighbouring communities like Upper Unionville have led to further development in condominiums and townhomes within Markham. Already approved for the development of a mid-rise building with 207 units, this site offers a thriving uptown Markham community the potential for extended growth.

With an abundance of amenities already nearby, this blooming location has much to offer savvy investors. Conveniently situated within walking distance to the Markham Town Square, community and fitness centres, the Markham museum and theatre, in addition to a wealth of public parks and playgrounds, residents of all ages and interests can keep busy. Existing and proposed transit stations make it possible to get anywhere in-and-around the city with ease. Other amenities include vast choices in public and catholic schools and child care for growing families.

Looking at trends in surrounding developments, with builders like Remington Group, H & W Developments and Times Group Corporation working in the area, it is foreseeable that this site will foster the same type of luxurious, 8-10 storey buildings that are popping up across the city.

With all these developments expected to be completed within the next three years, will Markham be able to attract enough buyers to fill these spots? New retail and amusement projects suggest that Canada’s 16th largest city is only going to keep growing with the expansion of Whole Foods shopping centre, a new Cineplex theatre and a new arena (proposed to be larger than the Air Canada Centre).

Times Group Corporation is largely responsible for stimulating the dramatic boost in Uptown Markham’s dynamic, having already invested about $2.5 billion in River Walk East after successfully selling the first phase in just a couple months. It’s possible to see them take advantage of this brand new opportunity for future projects.

Which developer would you like to see get involved at the site? Which architect?
