Champlain Shores is a planned Waterfront Community located on the shores of Penetanguishene Harbour, Georgian Bay. The site is approximately 12 acres in size with 1700 feet of shoreline. Our bespoke community will consist of:

  • 12 Waterfront Homes
  • 16 Waterview Homes
  • 20 Waterview Townhomes
  • 36 Waterview Condominiums within a 3 story building
The community of Champlain Shores will feature the following services and amenities:
  • Municipal sewer & water, and paved roads.
  • Rogers and Bell infrastructure for internet and telephone
  • 2 private harbours for community docks.
  • Kayak & Paddleboard entry points.
  • 2 parkettes for picnics and dog walking.
Freehold Ownership
  • If you choose a Waterfront, Waterview or Townhome lot, you will own the land and building outright. This is not a land-lease community.
  • The roads, parkland areas and docks will not be assumed by the Town. These parcels will belong to a common elements condo corporation, of which you will be a shareholder. There will be a modest monthly fee to look after maintenance of the common areas, primarily for snow removal on roads, as well as lawn care and gardening in the park areas.
  • The 3 story condominium building is slated for construction in 2022/2023. It will consist of primarily 2 bedroom suites in the range of 800-950 square feet. Floor plans and exact layouts will not be available until sometime in mid 2021.
Timing
  • The site is being prepared now and the site servicing (infrastructure including sewers, roads and utilities) will commence in April 2021.
  • Home construction will commence in May 2021 and the first home closings are estimated to take place in fall of 2021.
Boat Docks
  • The 12 Waterfront homeowners will be able to install private docks on their property, if desired.
  • Homeowners within the community will have the ability to rent dock space in one of the community harbours. Fees will be set by the condominium corporation to reflect maintenance costs. All community docking facilities are reserved for homeowners and guests only.

Boat Docks
The 12 waterfront homeowners will be able to install their own private docks, at their own cost - or they can rent a dock in either of the 2 harbours.

The balance of the community will be able to rent a dock at either of the 2 harbours. The docks will be owned by the common elements condo corp. (of which you will be a shareholder) and they will set the rent. The docks in the 2 harbours are for home owners and their guests only.
